They trust us
Two 3D tours that answer each other.
A before photo and an after photo never show quite the same thing. Two Matterport tours of the same premises do: you stand in the same spot, look in the same direction, measure the same wall, at two dates. What has changed is obvious, and what has not changed is documented too.
01
Proof of the work done
Each scan carries its date. The before and after conditions are preserved in full, not only the angles chosen for a photo.
02
The same point of view, guaranteed by the model
In a 3D tour, you return to exactly the same position and the same angle. The comparison is made room by room, with no argument over framing.
03
Measurements in both versions
Width of an opening, height of a ceiling, length of a wall: anyone can measure in the before tour and in the after tour, without going back on site.
04
A comparison for everyone involved
Owner, insurer, designer, contractor, municipality: one link is enough, on a computer, tablet or phone.
05
An archive that stays online
Both tours are hosted for one year, then from $150 per year. You come back to them years later, for a claim, a sale or another project.
When to compare before and after?
Residential renovation
A kitchen, a basement, an entire house: show the result next to the starting condition, and keep both for resale.
Commercial or institutional construction
The premises before the fit-out and at handover. The comparison complements the construction progress tracking captured at each milestone.
Insurance loss and restoration
The damage before the work, then the premises restored. A file that speaks for itself to the insurer.
Commercial fit-out
A redesigned store or office: the concept and the result, documented for the owner and the designer.
Municipal building
A renovated hall, an expanded garage, a redesigned park: the dated archive of the building portfolio, from planning to inauguration.
Neighbouring work
The condition of a building before a neighbouring excavation, then after: the natural extension of the pre-construction condition report.
What you receive
What a comparison includes.
Two dated 3D tours
Each Pro3 scan becomes a complete tour: dollhouse view, floor plan view, measurement tool, online 24 to 48 hours after the scan in most cases.
The side-by-side presentation
Both dates brought together in a page or a menu branded to your identity, or in Matterport’s synchronized comparison, offered on a trial basis.
A 2D floor plan per scan
The schematic plan of each floor, at each date, in French.
One year of hosting and a training session
The tours stay online for one year, then from $150 per year. One-hour training session included to share them and take measurements.
How it works
From the first call to going live.
- 1
A 30-minute call
Floor area, number of floors, date of the work and expected delivery date. You receive a written quote within 24 hours.
- 2
The “before” scan
Before demolition, construction or the work, without interrupting your activities; in the evening or on Saturday morning if needed.
- 3
The “after” scan
Once the premises are handed over or restored, we return to the same positions with the same camera.
- 4
Assembling the comparison
The two tours are brought together and shared with one link. You learn to switch from one date to the other and to measure.
Public pricing
The price of a before-and-after comparison.

Good to know before ordering
Synchronized side-by-side comparison is a feature Matterport offers on a trial basis (in beta): we offer it as an option, never as a guarantee, and we always deliver the two dated tours, brought together in a page or a menu. The comparison documents and measures; it is neither an expert report nor a bailiff’s report.
Comparing two virtual tours of the same premises
A 3D before-and-after comparison is based on two Matterport scans of the same premises, taken at two dates. Each scan produces a complete 3D virtual tour: you move through it, open the dollhouse view, consult the floor plan view, take measurements. The Pro3 camera laser-surveys the space on each visit; according to Matterport, it is accurate to ±20 mm at 10 m. The two models can therefore be compared room by room, and not only from hand-framed photos.
The comparison is useful wherever you need to show, or prove, what has changed: a renovation, a construction project, an insurance loss, a commercial fit-out. It is of interest to owners, insurers, designers, contractors and municipalities.
Renovation before and after: the result and the proof
For a renovation, the “before” tour fixes the starting condition: finishes, dimensions, clutter, defects. The “after” tour shows the result. Placed side by side, they tell the story of the project better than a photo album, and they preserve what photos forget: the back of a door, a ceiling, the corner of a closet.
Both tours remain useful for a long time. At resale, the buyer sees what was redone. For a claim, the insurer sees the condition before the work. For the next project, the designer measures in the most recent version without travelling. To show the potential of a cluttered room, virtual staging complements the comparison.
Construction comparison: from milestone to handover
On a construction site, the first scan precedes demolition or the work; the second takes place at handover. In between, 3D construction progress tracking adds as many dated milestones as needed, and pre-drywall documentation keeps a record of what lies behind the walls. According to Matterport, synchronized comparison of milestones is precisely one of the uses of its side-by-side feature, offered in beta.
When the work affects neighbours, the pre-construction condition report documents the condition of their buildings before excavation; the comparison, after the work, shows what has moved and what has not. Matterport cites the case of Scan Space, a Matterport customer, which produces a condition report in about 20 minutes instead of 2 to 3 hours thanks to digital twins. See also our architecture and construction sector.
Insurance loss: before restoration, after
After water damage or a fire, 3D loss documentation freezes the damage before the work. A second scan, once the premises are restored, closes the file: the insurer, the claims adjuster and the owner see both conditions from the same point of view, and measure in each. For a rental unit, the same principle applies to the 3D condition report, at the tenant’s move-in and move-out.
How the two dates are presented
We always deliver the two dated 3D tours, each with its 2D floor plan and its link. To bring them together, there are two ways:
- A branded page or menu in your colours, where you switch from one date to the other with a click. This is the custom branding option, and it works today without reservation.
- Matterport’s side-by-side comparison, two synchronized windows that move together. Matterport offers it in beta as of September 2026; we offer it on a trial basis, not as a guarantee.
In both cases, each tour can still be viewed on its own, password-protected if you wish, and hosted for one year, then from $150 per year.

Frequently asked questions
Your questions, our answers.
Another question? Write to marc@panosphere360.com or call 514 262-9248.
How do you compare two virtual tours of the same premises?
We scan the premises a first time, then a second time after the work, returning to the same positions. The two 3D tours are then brought together in a page or a menu, or in Matterport’s side-by-side comparison, offered on a trial basis. You switch from one date to the other at the same spot.
Do the scans have to be taken from exactly the same positions?
Not to the centimetre. The Pro3 camera laser-measures the space at each scan; once in the tour, you return to the same spot and the same angle. We still follow a similar path so that the two models look alike.
Is Matterport’s side-by-side comparison available?
It exists, but Matterport presents it as a beta feature as of September 2026. We therefore offer it on a trial basis, and in every case we deliver the two dated tours, viewable separately or brought together in a branded page.
How much time can pass between the two scans?
As much as your project requires: a few weeks for an insurance loss, several months for a renovation or a construction project. The first tour stays hosted for one year, then from $150 per year, until the second scan and beyond.
Does the comparison have evidentiary value?
Each tour is dated and preserves the entire premises, not only chosen angles. It is visual, measurable documentation that can support a file, but it is neither an expert report nor a bailiff’s report.
Can you measure in both versions?
Yes. Matterport’s measurement tool works in each tour: width of an opening, ceiling height, length of a wall. The Pro3 is accurate to ±20 mm at 10 m, according to Matterport.
Can more than two dates be compared?
Yes. For a construction project, each milestone becomes a dated scan: foundations, structure, pre-drywall, handover. That is the principle of 3D construction progress tracking; the comparison brings together any two of them.
How much does a before-and-after comparison cost?
Each scan follows the rate table based on floor area, from $395 for under 1,500 sq. ft., 2D floor plan and one year of hosting included. The assembly that brings the two dates together is added; you receive a written quote within 24 hours.
Can the furniture be removed to better compare the rooms?
For living spaces, Matterport offers AI-powered defurnishing; the modified view carries an AI-edited image label and the original version remains accessible. See virtual staging.
Who can view the comparison?
The people you send the link to. The tour can also be password-protected or unlisted. You choose who sees the before, the after or both.
