Space planning and office layout in 3D
Reconfigure on measured premises, not from memory.
A 3D survey for space planning starts at $395 for offices under 1,500 sq. ft., measurable twin, 2D floor plan and one year of hosting included. About 10,000 sq. ft. is scanned in half a day with the Matterport Pro3, and your architect is working on the model 24 to 48 hours later in most cases. Montreal and all of Quebec. Phone: 514 262-9248.
- Measurable 3D twin, 2D plan included
- One scenario per View, commented by the team
- Shared with the architect, the designer, the supplier
- From $395, online in 24 to 48 hours
They trust us
Decide remotely, on a faithful survey.
A layout project starts with a simple question: what exists, exactly? The 3D twin answers it once and for all. Everyone goes back into the premises from their desk, counts, measures, annotates, and meetings are held in front of the same model.
01
A space-planning survey in a single visit
A single visit on site, with the Pro3, without interrupting work. After that, nobody needs to go back for a dimension.
02
Count and measure
Workstations, rooms, clearances, ceiling height: everything is counted in floor plan view and measured in the tour, to ±20 mm at 10 m according to Matterport.
03
Compared scenarios
According to Matterport, a single tour can have up to 10 Views, each with its own information tags: one scenario per View, annotated and commented by the team.
04
A visual inventory of the furniture
Furniture to keep, to move or to replace, seen in context rather than in a list.
05
Files for your professionals
The 2D plan is included; the MatterPak and DWG drawings are added as needed, for the designer or the architect.

Floor area, floors, expected deliverables (plan, MatterPak, DWG). Written quote.
- 2
The Pro3 scan
Room by room, during office hours or in the evening and on Saturday mornings, without moving anyone.
- 3
The twin goes online
The 3D tour, floor plan view, measurement tool and 2D plan, online 24 to 48 hours after the scan in most cases.
- 4
Scenarios and files
You annotate your scenarios in the tour; as needed, we order the DWG drawings and give you a one-hour training session so the team can work in it on its own.
Public pricing
The price of a space-planning survey.
The price depends on the floor area scanned. It includes the measurable 3D tour, the 2D plan of every floor and one year of hosting; technical files are added as needed.

A planning tool, not a construction drawing
Measurements and areas derived from the scan are approximate (±20 mm at 10 m and about 1% on room dimensions, according to Matterport). They are enough to plan and to compare scenarios. For a permit, a sealed plan or a certified measurement, your architect or a land surveyor validates the measurements; the twin then serves as their working basis.
Space planning: start from what exists
Space planning means deciding how premises will be occupied: how many workstations, which rooms, which clearances, which furniture. Most projects run into the same difficulty: nobody has a reliable survey of the existing conditions. The original plans are out of date, partitions have moved, and every question sends someone back on site with a tape measure.
The 3D twin solves that problem in a single visit. The Matterport Pro3 camera photographs and laser-measures every room; the assembled model is online 24 to 48 hours later in most cases, with floor plan view, the dollhouse, the measurement tool and the 2D floor plan of every floor. From there, the architect, the designer, the furniture supplier and the manager all work on the same premises, without travelling to them.
Office layout in 3D: count, measure, compare
Count and measure
Floor plan view shows every floor from above, furniture in place: that is where you count the workstations, meeting rooms and seats. In the tour, the measurement tool gives the width of a corridor, the ceiling height or the clearance behind a workstation, to ±20 mm at 10 m according to Matterport. 3D measurements and areas are included with every tour.
One scenario per View
According to Matterport, a single tour can have up to 10 Views, each with its own information tags and access settings. Each layout scenario becomes a View: the tags show where the new workstations would go, the partition to take down, the room to create. The team compares the Views, comments, decides. The twin does not draw the new furniture itself; it shows the real space in which the designer will place it.
The visual furniture inventory
Before a move or a team merger, the twin serves as an inventory: what you keep, what you move, what you replace, seen in context rather than in a spreadsheet. A tag on a workstation or a cabinet records its condition or its destination.
From the twin to the drawings: the space-planning survey
The 2D schematic plan is enough for most discussions. When the designer or the architect needs a technical base plan, the same scan provides the MatterPak (point cloud, mesh and high-resolution plans, $79) or DWG drawings, ordered based on floor area and billed at cost with no markup. For an E57 point cloud or a Revit model, see 3D building scanning.
According to a case study published by Matterport, the American contractor Gilbane, a Matterport customer, reviewed 21 sites in a single four-hour meeting thanks to its digital twins, and estimates it saves 25 to 30% in time and costs. The order of magnitude varies from one project to the next; the principle does not change: fewer trips, and decisions made in front of the same model.
Space reconfiguration in Montreal and across Quebec
Offices, clinics, retail spaces, schools, municipal buildings: the need is the same everywhere. Based in Boucherville, on the South Shore, we scan in Montreal and across Quebec; beyond about 100 km from Montreal, a travel fee of $0.73/km applies, shared between the sites of a single trip. Once the project is delivered, the same twin goes on serving the management of the building: see the building digital twin and our architecture and construction sector.

Frequently asked questions
Your questions, our answers.
Another question? Write to marc@panosphere360.com or call 514 262-9248.
Can you test a new layout in the tour?
Yes, by annotating the real space: information tags and measurements placed where the workstations, partitions or rooms would go. The tour does not draw the new furniture itself; your designer does that on the plan or the DWG file derived from the scan.
Can you count the workstations?
Yes. Floor plan view shows every floor from above, with the furniture in place: you count the workstations, rooms and seats, then check the clearances in the tour.
Do you get a CAD file?
Yes, as needed. The 2D plan is included; the MatterPak ($79) provides the point cloud and high-resolution plans; DWG drawings are ordered based on floor area and billed at cost with no markup.
Can you make several scenarios?
Yes. According to Matterport, a tour can have up to 10 Views, each with its own information tags and its own access settings: one scenario per View, which the team compares and comments on.
Is it useful for an office move?
Yes, twice over: to compare candidate premises without multiplying visits, then to plan where the teams will go before taking possession.
How accurate is the survey?
The Pro3 camera is accurate to ±20 mm at 10 m, and room dimensions are accurate to within about 1%, according to Matterport. That is enough to plan; it is not a certified measurement.
Do the premises need to be emptied or tidied before the scan?
No. The scan is done room by room, during business hours or in the evening and on Saturday mornings. Faces can be blurred and sensitive documents put away before we arrive.
Can the furniture supplier view the tour?
Yes. You share a link, public or password-protected. The supplier measures in the tour and prepares their proposal without travelling.
How much does a space-planning survey cost?
The scan starts at $395 for under 1,500 sq. ft., then $100 per additional 1,000 sq. ft., 2D plan and one year of hosting included. Beyond 10,500 sq. ft., you receive a quote within 24 hours.
How soon is the twin ready?
The 3D tour, floor plan view and measurement tool are online 24 to 48 hours after the scan in most cases. DWG drawings follow according to production time, from 3 business days according to Matterport.
