Pre-construction condition report in 3D
The condition of the site before the work, dated and measurable.
A pre-construction condition report in 3D is quoted from the scanning grid ($395 per building under 1,500 sq. ft.) and the number of neighbouring buildings to document. Matterport Pro3 camera; every owner receives a dated tour 24 to 48 hours later in most cases. Serving all of Quebec since 2015. Phone: 514 262-9248.

They trust us
Visual, dated evidence, not a list of photos.
A crack photographed without context does not prove much: nobody knows where it was or how long it was. In a 3D model, every crack, every floor and every finish is in its place, measurable, with the capture date. If a neighbour reports damage after the work, you compare it with the condition before.
01
The whole building, not just the suspect spots
The capture covers every room and every accessible façade: damage reported later is in the model, whether or not anyone noticed it that day.
02
Every crack placed in space
A tag marks the crack, with a close-up photo and a measurement; you find it in one click, in the right place.
03
Dated and preserved
The capture date is recorded with the model, and the tour stays online, one year included then from $150 per year.
04
Fast, even for several neighbours
According to a case study published by Matterport, the company Scan Space produces a condition report in about 20 minutes instead of 2 to 3 hours thanks to the digital twin.
05
Comparable after the work
A second capture, from the same vantage point, shows what has changed and what was already there.
When do you need a pre-construction condition report?
Excavation and foundations
Before digging next to a neighbouring building: basements, party walls, floors and façades documented.
Demolition
The condition of adjacent buildings before the demolition, then after, to respond to claims.
Heavy work and vibration
Piles, compaction, blasting or heavy machinery passing near existing buildings.
Public works and infrastructure
Street, water main or sewer reconstruction: the businesses and homes along the route documented before the work.
Renovation of an occupied building
Units and common areas before structural work, for the condo syndicate and the co-owners.
Your own building
The condition of your building before the work, for your insurers and for the acceptance of the work.
How it works
From the first call to going live.
- 1
A 30-minute call
Number of buildings, floor areas, work start date. Written quote within 24 hours.
- 2
Appointments with the neighbours
You obtain the owners’ consent; we schedule the captures, in the evening or on Saturday mornings if needed.
- 3
The Pro3 scan
Accessible interior and exterior of each building, room by room, cracks and defects photographed up close.
- 4
The links, then the post-construction report
Each dated model is online 24 to 48 hours later in most cases. After the work, a second capture allows comparison.
Public pricing
On quote, based on the capture grid.
The price depends on the number of buildings and the floor area of each; every capture follows the grid below, and travel is shared between the buildings captured on the same day. You receive a written quote within 24 hours.

What a 3D condition report is not
This report is dated, visual and measurable documentation that can support a file. It is neither a bailiff’s report, nor an engineer’s assessment, nor an inspection report: it shows the condition of the site; it does not determine the cause or the severity. Depending on your work, your contract or your insurer, one of these documents may be required in addition. Measurements in the model are accurate to ±20 mm at 10 m according to Matterport; side-by-side comparison of two captures is offered on a trial basis (in beta) by Matterport, and two dated models can always be consulted in parallel.
Pre-construction condition report: documenting the site before the work
A pre-construction condition report documents the condition of a building before an excavation, a demolition or heavy work, so that it can be compared with its condition afterwards. With the Matterport Pro3 camera, every room and every accessible façade is photographed and laser-measured; Matterport’s software assembles it all into a dated 3D model, accurate to ±20 mm at 10 m according to Matterport, online 24 to 48 hours after the capture in most cases.
Unlike a series of photos, a 3D pre-construction condition survey is complete and located: every crack, every floor, every finish is in its place in the building, with its date. If damage is reported later, you go back to the same spot in the model and compare.
What a 3D condition report shows
- Cracks: walls, ceilings, foundations, brick or stone façades, with a tag, a close-up photo and a measurement for each.
- Floors and finishes: levels, coverings, joints, mouldings, tile, as they were.
- Façades and yard: cladding, windows, balconies, fences and paving next to the excavation.
- Basements and party walls: where vibration and ground movement are felt the most.
The capture covers the whole building, not just the spots already under suspicion: a defect that nobody noticed on the day of the capture is still in the model. See also 3D measurements and areas.
Condition report of neighbouring buildings: a link for each owner
Before digging next to a house or a building, the project owner or the contractor obtains the neighbours’ consent to document their building. Each owner then receives the link to their own tour, unlisted or password-protected; you keep all the models. According to Matterport, faces are blurred automatically and sensitive areas can be blurred by hand. Everyone starts from the same 3D pre-demolition report or pre-excavation report: shared pre-construction evidence that calms discussions instead of fuelling them. According to a case study published by Matterport, the company Scan Space, a Matterport customer, produces its condition reports in about 20 minutes instead of 2 to 3 hours: documenting every building along a construction site becomes realistic.
The post-construction report and the comparison
Once the work is completed, a second capture of the same building, at the same capture price, shows what has changed. Two dated models open side by side; our 3D before-and-after comparison makes it a page of its own. Matterport also offers, on a trial basis (in beta), a synchronized comparison of two captures: we offer it as such, without guaranteeing it. For a rental building, the same principle serves the 3D condition report at a tenant’s move-in and move-out.
A 3D report, not an expert assessment
This report is dated, visual and measurable documentation that can support a file with a contractor, an insurer or a neighbour. It is neither a bailiff’s report, nor an engineer’s assessment, nor an inspection report: it shows the condition of the site; it does not determine the cause or the severity. The bailiff draws up an official report, the engineer gives an opinion on a crack; the 3D model serves as their basis without replacing them. For the technical survey of a building, see the 3D building scan; to document the construction site itself, 3D construction progress tracking.

Frequently asked questions
Your questions, our answers.
Another question? Write to marc@panosphere360.com or call 514 262-9248.
Why do a condition report before work near neighbours?
Because an excavation, a demolition or vibration can cause cracks or movement, and a neighbour may also blame the work for a defect that was already there. A dated 3D model of the condition before makes it possible to tell the two apart, for everyone.
What exactly is documented?
The accessible interior and exterior of each building: walls, ceilings, floors, foundations, façades, balconies, fences. Visible cracks and defects are pinned with a close-up photo and a measurement.
Does the 3D report have evidentiary value?
It is visual and measurable documentation, whose capture date is recorded by Matterport, and which can support a file. It is neither a bailiff’s report nor an engineer’s assessment; depending on your situation, your lawyer, your insurer or your professional will tell you whether one is needed in addition.
Does each owner receive their own link?
Yes. Each neighbour receives the link to the tour of their own building, unlisted or password-protected. The project owner keeps access to all the models.
Do you also do a post-construction report?
Yes, on request: a second capture of the same building, at the same capture price, once the work is completed. The two dated models are compared side by side, or in a comparison put together by our team.
How much does a 3D pre-construction condition report cost?
On quote, based on the number of buildings and the floor area of each. Each capture follows the grid: $395 for under 1,500 sq. ft., plus $100 per additional 1,000 sq. ft., and travel is shared between the buildings captured on the same day. Written quote within 24 hours.
Do the neighbours have to be present?
We need their consent and access to the building at the agreed time; they do not have to follow the capture. We also capture in the evening or on Saturday mornings to fit their schedules.
Can faces and personal items be blurred?
Yes. According to Matterport, faces are blurred automatically, and any sensitive area (documents, family photos, screens) can be blurred by hand. Rooms that are not relevant can also be removed from the dollhouse view.
