They trust us
A permanent X-ray of your walls.
Once the drywall is up, nobody knows exactly where the plumbing, wiring and ventilation run. A 3D capture done just before the walls are closed keeps it all on record: years later, you open the tour, stand in front of the wall and measure the position of the pipe before drilling.
01
Measure before drilling
The subcontractor or the owner locates a pipe or a wire in the model, accurate to ±20 mm at 10 m according to Matterport, before opening the wall.
02
Fewer warranty claims
A dated model shows how the building was built. According to a case study published by Matterport, the company Xtour 3D avoided more than ten thousand dollars and two weeks of delay on a single residential project thanks to this documentation.
03
A quick capture, without delaying the drywall
The Pro3 takes less than 20 seconds per position, according to Matterport. We work between the trades, in the evening or on Saturday mornings if needed.
04
Delivered with the building
The link to the tour is part of the file handed to the buyer or the owner, with the drawings and the warranties.
05
Useful for years
Renovation, adding an outlet, water damage, insurance claim: the tour stays online, one year included then from $150 per year.
Who documents before the drywall?
New home builders
Every home delivered with its 3D documentation: a selling point and protection in case of a claim.
Developers and condominiums
Units and common areas documented before the walls are closed; the condo syndicate can find the risers and ducts.

Document what was redone behind the new walls, for the client and for the warranty.
Owner-builders
Know, ten years from now, where the wiring runs before hanging a shelf or adding an outlet.
Public and institutional buildings
A visual record of the mechanical and electrical systems of a municipal or school building, for maintenance.
Electricians, plumbers and HVAC contractors
Prove the work done and find your runs again when a later intervention is needed.

The tour goes online
Dated model online 24 to 48 hours later in most cases; link delivered to the owner, one-hour training session included.
Public pricing
A price based on floor area, hosting included.
The capture follows the grid based on the floor area captured: a floor of under 1,500 sq. ft. costs $395, with the 3D tour, 2D floor plan and one year of hosting included. Several floors or several units are captured in the same tour.

What pre-drywall documentation does not replace
The tour shows and measures what was visible on the day of the capture; it replaces neither a professional’s inspection, nor sealed drawings, nor the certificates required by your warranty program or your municipality. Measurements taken in the model, accurate to ±20 mm at 10 m according to Matterport, serve to locate an element before drilling, not to certify a structure.
Pre-drywall documentation: capturing before the walls are closed
Pre-drywall documentation means scanning every floor of a new build, or a renovation, between the end of the mechanical work and the drywall installation. The Matterport Pro3 camera photographs and laser-measures every position; Matterport’s software assembles it all into a dated 3D model, online 24 to 48 hours after the capture in most cases. In it, you see the plumbing, the electrical wiring, the ventilation ducts, the studs, the furring, the insulation and the firestopping, exactly where they are.
Once the drywall is up, this model is the only way to see behind the walls without opening them. Unlike photos before the walls are closed taken with a phone, every element is located in space and measurable: you stand in front of the finished wall, open the tour at the same spot, and measure the distance between the corner and the pipe.
Capturing the plumbing and electrical before the drywall: when?
The right moment is after the plumbing, electrical and ventilation inspections, when everything is in place and nothing is closed up yet. You let us know a few days in advance; the Pro3 takes less than 20 seconds per position, according to Matterport, and we work between the trades, in the evening or on Saturday mornings if needed, without delaying the drywall.
What is a survey before the walls are closed used for?
Measure before drilling. The electrician adding an outlet, the plumber moving a drain, the owner mounting a shelf: each of them checks in the model, accurate to ±20 mm at 10 m according to Matterport, what lies behind the drywall. See 3D measurements and areas.
Reduce warranty claims. The dated model shows how the structure was built. According to a case study published by Matterport, the company Xtour 3D, a Matterport customer, avoided more than $10,000 and two weeks of delay on a single residential project thanks to this documentation; for residential construction, Matterport cites up to 30% in time and cost savings.
Hand over a documented building. The link to the tour, unlisted or password-protected, is part of the file handed to the buyer or the owner, with the drawings and the warranties. For a developer, it is a selling point; for an owner, support for future renovations, water damage or a claim. See also the pre-loss inventory.
New construction: 3D documentation at every stage
Pre-drywall documentation is often the most valuable milestone of 3D construction progress tracking, which also captures the foundations, the structure and the handover. For a multi-unit building, the units and common areas are documented on the same trip; the risers, ducts and shut-off valves are then pinned with tags, by our team or by yours, with editor access and the one-hour training session included.
The same scan, captured entirely with the Pro3, yields as needed an E57 point cloud or DWG drawings of the structure, from the 3D building scan.

Frequently asked questions
Your questions, our answers.
Another question? Write to marc@panosphere360.com or call 514 262-9248.
When should you capture for pre-drywall documentation?
After the plumbing, electrical and ventilation inspections, when everything is in place and the walls are not yet closed. Let us know a few days in advance: we capture before the drywall goes up, without delaying the trades.
What can you see in the tour?
Everything that was visible on the day of the capture: pipes, wiring, junction boxes, ducts, studs, insulation, firestopping. You move through it room by room, zoom in, measure and take photos.
Can the subcontractor measure before drilling?
Yes. Any visitor can measure in the tour, accurate to ±20 mm at 10 m according to Matterport: the distance from a wall corner to the pipe, the height of a junction box. They check before opening up, without having to guess.
How long does the tour stay available?
One year of hosting is included; after that, hosting costs from $150 per year, more for very large models. The tour can also, on request, be transferred to the owner’s Matterport account.
Is it useful for the warranty?
Yes. The dated model shows how the structure was built and where the systems run, which helps to answer a claim or to rule it out. It complements the documents required by your warranty program; it does not replace them.
How much does pre-drywall documentation cost?
The capture follows the grid based on floor area: $395 for under 1,500 sq. ft., plus $100 per additional 1,000 sq. ft., with the 3D tour, 2D floor plan and one year of hosting included. The floors of a single house are captured in the same tour.
Can you identify valves, panels and junction boxes?
Yes. Tags mark the shut-off valve, the electrical panel, a junction box or a cleanout in the tour, with a photo or a note. Our team places them at $90 per hour, or yours with editor access, $150 per year.
Can you document a commercial or institutional building before the walls are closed?
Yes: offices, retail, schools, municipal buildings and apartment buildings. Beyond 10,500 sq. ft., you receive a quote within 24 hours. The risers and ducts of a building are documented on the same trip as the units.
