The same room, emptied in one click.

AI defurnishing is included on request with the Matterport 3D tour, from $395 for a property under 1,500 sq. ft. Buyers see the volume and the light rather than the owner’s decor; the furnished version stays available. They trust us

Show the potential, not the clutter.

A lived-in property sells with its furniture, its knick-knacks and sometimes its clutter. Defurnishing removes all of that from the 3D tour and the photos: the buyer pictures themselves in the rooms rather than in someone else’s life. Nothing is moved, nothing is rented, nothing is repainted: it is the same scan, in two versions.

Good to know: what defurnishing doesn’t do

According to Matterport, it removes non-fixed furniture from living spaces; it is not designed for commercial spaces. It doesn’t remove a single object of your choice: the whole room is emptied. It doesn’t renovate anything. The empty view can’t be shared on its own: the visitor can always switch to the furnished version, and every modified image carries the AI label. The floor plan and the other files are produced from the furnished version. Virtual furnishing has been announced by Matterport, with no date: we don’t sell it. Your broker checks the OACIQ’s disclosure rules before publishing a modified image.

What is virtual staging?

Virtual staging consists of presenting a property at its best on screen rather than on site. At Panosphere 360, it takes the form of virtual defurnishing: starting from the Matterport 3D virtual tour captured with the Pro3 camera, Matterport’s AI removes non-fixed furniture from the whole tour and from the photos taken from it. The buyer or the tenant sees the rooms empty, with their true floor area, their light and their floors, then switches to the furnished version. Nothing is moved, rented or repainted: it is the same scan, in two versions.

AI defurnishing: the whole tour, in one click

Matterport’s defurnishing applies in one click to the whole property: every room, from every angle, in the 3D tour as well as in the photos and videos extracted from it, according to Matterport. The tour is online 24 to 48 hours after the scan in most cases; the defurnished version is turned on in the same tour, with no return to the site. Buyers walk through the empty property, measure a room, then open the furnished version to judge the proportions.

Honest with the buyer

A modified image has to say so. In the tour, every defurnished view carries Matterport’s “AI Enhanced” label, and the furnished version stays accessible: according to Matterport, the empty view can never be shared on its own. For images published in a listing, your broker checks the OACIQ’s disclosure rules. Virtual staging shows a room’s potential; it doesn’t hide its condition.

For which properties?

The house with bulky furniture, the decor from another era, the occupied unit that has to be re-rented, the estate put on the market before the belongings are sorted, the studio where three pieces of furniture fill everything: wherever furniture keeps you from seeing the space, the empty version helps. In a case study published by Matterport, a real estate company, a Matterport customer and not a Panosphere one, saw six times more engagement on pages featuring virtual staging. See also the real estate virtual tour, which combines tour, photos, floor plan and video in one appointment.

What defurnishing doesn’t do

Three limits, taken from Matterport’s documentation. It is designed for living spaces: in a store or a warehouse, the result isn’t guaranteed. It doesn’t remove a single object of your choice: the whole room is emptied, or nothing is. And it doesn’t renovate anything: a worn floor stays worn, a dated kitchen stays dated. Virtual furnishing, that is, furnishing an empty room by AI in a given style, has been announced by Matterport with no date: we won’t sell it until it is available. Finally, the floor plan is produced from the furnished version.

In the listing: tour, photos and disclosure

For the listing, you receive the tour link, its embed code and photos taken from the tour, in a furnished version and in an empty version. The professional HDR photos, taken at the same appointment, show the property as it is: see the real estate photographer. For a short video for social media, the real estate video is shot the same day. Before re-renting, the 3D condition report records the unit’s condition, furniture included.

Frequently asked questions

Your questions, our answers.

What is virtual staging?

Staging a property on screen rather than on site. At Panosphere 360, it takes the form of AI defurnishing: the furniture is removed from the whole 3D tour and from the photos taken from it, to show the rooms empty.

How does AI defurnishing work?

After the scan, Matterport’s AI recognizes non-fixed furniture and removes it from the tour in one click, according to Matterport. The photos and videos taken from the tour then also exist in an empty version, with no new scan.

Can only some of the furniture be removed?

No. According to Matterport, defurnishing applies to the whole tour, with no selective removal of an object. Removing objects of your choice has been announced by Matterport, with no date; we won’t sell it until it is available.

Can an empty room be virtually furnished?

Not for now. AI virtual furnishing has been announced by Matterport, with no date, and we don’t sell what isn’t available. Today, the virtual staging we offer is defurnishing: showing a room empty rather than cluttered.

Are the photos and videos emptied too?

Yes, according to Matterport: the photos and videos taken from the 3D tour exist in a furnished version and in an empty version. The professional HDR photos taken at the same appointment show the property as it is.

Do we have to disclose that the image is modified?

In the tour, every defurnished view carries Matterport’s “AI Enhanced” label and the furnished version stays accessible. For images published in a listing, your broker checks the OACIQ’s disclosure rules.

Does it work in a store or an office?

No. According to Matterport, defurnishing is designed for living spaces and is not optimized for commercial spaces. For a commercial unit, we scan the premises as they are.

How much does virtual staging cost?

Nothing more than the Matterport 3D tour, from $395 for under 1,500 sq. ft. Just ask for it when requesting your quote, so that the empty version is turned on as soon as the tour goes live.
