3D construction progress tracking
Every milestone captured, dated and shared with the whole team.
3D construction progress tracking is priced per scan by floor area, from $395 per milestone, with a package quoted for all stages. Scanning never stops the work, about 10,000 sq. ft. per half day; the dated model is online within 24 to 48 hours in most cases, anywhere in Quebec. Over 1,000 Google Maps tours since 2015. Call 514 262-9248.
- A dated capture at every milestone
- Online in 24 to 48 hours, without stopping the site
- Measurements, notes and tags in the model
- Handover file at the end of the project
They trust us
The site as it was that day, forever.
Site photos pile up in no particular order, and nobody remembers where they were taken. A 3D capture solves the problem: every milestone becomes a dated model, where you move around, measure and comment. The owner follows progress from the office; the professional checks a detail without travelling; the subcontractor finds what was closed up.
01
Fewer trips to the site
According to Matterport, a construction site’s digital twin cuts travel in half: the team consults the model instead of going on site.
02
Issues resolved in the model
An observation is pinned at the exact spot, with a photo and a comment. According to Matterport, 75% of issues are resolved this way without escalation.
03
Without stopping the work
The Pro3 takes less than 20 seconds per position, according to Matterport, and also captures in full sunlight: we work between the crews, in the evening or on Saturday mornings if needed.
04
A handover file ready to go
At handover, the dated captures form the project record, delivered to the owner and the facilities manager.
A real tour to explore
Candiac’s Atelier 25, once delivered.
The City of Candiac’s new public works building, captured after the work was completed: switch to floor plan view, measure a clearance, open a tag. Progress tracking produces this same type of model at every stage, up to the final file.
Who uses 3D construction progress tracking?
Building owners and project owners
Follow progress without travelling, check what has been done before approving a progress payment, keep a dated archive.
General contractors
Document the state of the site at every milestone, answer the professionals’ questions in the model, protect yourself in case of a dispute.

What to know before planning progress tracking
Side-by-side comparison of two captures is offered on a trial basis (in beta) by Matterport: we offer it without guaranteeing it; two dated models can always be consulted in parallel. The Pro3 operates from 0 to 40 °C according to Matterport: in deep cold, the capture is limited to enclosed areas or postponed. The model serves to document and to measure; it replaces neither a professional’s inspection nor a land surveyor’s survey.
3D construction progress tracking: a dated capture at every milestone
3D construction progress tracking means capturing the site with the Matterport Pro3 camera at every important stage: foundations, structure, envelope, mechanical and electrical, pre-drywall, finishing, handover. On each visit, the camera photographs and laser-measures every position; Matterport’s software assembles it all into a dated 3D model, accurate to ±20 mm at 10 m according to Matterport, online 24 to 48 hours after the capture in most cases.
The result replaces the 360 construction photos scattered across emails: one model per milestone, where you move around, where you measure and where everyone comments in the right place. Matterport construction documentation becomes the project’s memory.
Remote construction monitoring: who sees what
The link to each model is shared with the owner, the professionals and the subcontractors. Everyone enters it from their desk and measures what matters to them: the height of a slab, the run of a duct, the clearance of a passage. According to Matterport, this remote consultation cuts travel in half.
To control access, the model can remain unlisted or password-protected, and offer different Views for each audience (up to 10 per tour, according to Matterport): management, professionals, subcontractors. See the private and secure tour.
Observations, measurements and tags in the model
A question about a detail? A note is pinned at the exact spot in the model, with a photo and a comment, visible to logged-in users; a tag marks a piece of equipment, a deficiency or an item to be redone. According to Matterport, 75% of issues reported this way are resolved without escalation. The tags from one milestone are imported into the next: according to Matterport, they automatically reposition themselves in the new model.
Matterport also offers, on a trial basis (in beta), adding tags during the capture and side-by-side comparison of two dates. We offer them without guaranteeing them; two dated models can always be consulted in parallel, and our 3D before-and-after comparison makes it a page of its own.
Capture at every milestone, without stopping the site
The Pro3 takes less than 20 seconds per position, according to Matterport, and also captures in full sunlight: we work between the crews, without interrupting the work, following the site’s safety rules. Captures can also be done in the evening or on Saturday mornings. The pre-drywall milestone deserves special attention: it is the only chance to keep a record of the plumbing, wiring and ventilation. See pre-drywall documentation.
The handover file at the end of the project
At handover, the dated captures form the project record: the owner and the facilities manager receive a complete model of the building, with its tags and documents, useful for maintenance and future work. The same final scan yields, as needed, an E57 point cloud or a Revit model of the as-built structure, from the 3D building scan. And before the first shovel hits the ground, a pre-construction condition report documents the condition of the neighbouring buildings.

Frequently asked questions
Your questions, our answers.
Another question? Write to marc@panosphere360.com or call 514 262-9248.
How often should a construction site be captured?
At every milestone that closes something up: foundations, structure, mechanical and electrical, pre-drywall, finishing, handover. For a long project, a monthly visit is added as needed. The schedule is set during the call and adjusted as the work progresses.
Can you capture while the workers are on site?
Yes. The Pro3 takes less than 20 seconds per position, according to Matterport; we work between the crews, without stopping the site, following its safety rules. Faces can be blurred automatically in the tour.
Can you compare two dates?
Yes: two dated models open side by side in two windows, or in a comparison we put together. Matterport’s synchronized comparison is currently on a trial basis (in beta): we offer it without guaranteeing it.
Who has access to the site models?
Whoever you send the link to: owner, professionals, subcontractors. The model can remain unlisted or password-protected, and different Views can be created for each audience, up to 10 per tour according to Matterport.
Can you pin observations in the model?
Yes. A note is placed at the exact spot, with a photo and a comment, visible to logged-in users; a tag marks a piece of equipment or an item to be redone. Your team does it with editor access ($150 per year), or ours at $90 per hour.
How much does 3D construction progress tracking cost?
Each capture follows the grid based on the floor area captured: $395 for under 1,500 sq. ft., plus $100 per additional 1,000 sq. ft. The package for all the milestones is set on quote, based on the number of visits and the schedule; travel is shared.
What does the owner receive at the end of the project?
A handover file: the dated models of every milestone and the final model of the delivered building, with its tags and documents. It stays online for one year, then from $150 per year, and can, on request, be transferred to your Matterport account.
Can you get drawings or a Revit model from a construction site capture?
Yes, from the same scan, provided it was captured entirely with the Pro3: E57 point cloud, DWG drawings and a Revit LOD 200 model of the as-built structure. These deliverables are ordered at cost or on quote.
