Scan-to-BIM: Revit model from a 3D scan
Existing conditions, modelled in Revit in a few days.
Scan-to-BIM combines a Matterport Pro3 scan billed by floor area (from $395) and a Revit LOD 200 model priced by quote, delivered in RVT and IFC. About 10,000 sq. ft. is scanned in half a day, in Montreal and across Quebec, accurate to ±20 mm at 10 m according to Matterport. We have scanned buildings since 2015. Call 514 262-9248.
- Revit LOD 200 model, in RVT and IFC
- From 2 business days, according to Matterport
- Architecture, furniture, MEP, industrial
- Matterport Pro3 capture (LiDAR)
They trust us
A BIM survey without a survey crew on site.
Scan-to-BIM starts from a single visit to the site: the Pro3 camera laser-measures every room, the 3D model is online in 24 to 48 hours in most cases, then the point cloud is converted into a Revit model. Your team receives an RVT file in which walls, slabs, doors, windows and columns are already placed at the right dimensions.
01
One scan, one starting model
No more sending a crew to measure, then remodelling in-house: the LOD 200 model arrives from 2 business days after ordering, according to Matterport.
02
Five element sets
Architecture, furniture, MEP, complex MEP or industrial, according to Matterport: you order the level of content your project requires.
03
RVT and IFC
The RVT file opens in Revit 2026 and later; the IFC serves other BIM software and coordination. The E57 point cloud can come with it.
04
Cheaper than in-house modelling
According to a case study published by Matterport, the engineering firm HH Angus (a Matterport customer) obtained its BIM models at a 70% lower cost and saved more than 40 hours.
05
The 3D tour for everyone
The same scan gives a navigable, measurable tour: the contractor, the client and the subcontractors go back into it without Revit.
A real tour to explore
The Point-du-Jour service area, from scan to dollhouse.
The Quebec Ministry of Transport’s Point-du-Jour service area on Highway 40, scanned by Panosphere 360. Click to start the tour and rotate the dollhouse: this is the type of scan, captured with the Pro3, that a Revit model starts from.

What a LOD 200 model does not replace
The Revit model derived from a Matterport scan stops at LOD 200: elements are placed at the right dimensions, but it is not a construction model. The Pro3 is accurate to ±20 mm at 10 m, according to Matterport; for fabrication tolerances, a land survey or sealed drawings, you need a terrestrial laser scanner or a land surveyor. Any position captured with a phone or a 360 camera blocks the BIM file: we scan everything with the Pro3. The model is a starting point that your professional validates and completes.
Scan-to-BIM: from the 3D scan to the Revit model
Scan-to-BIM means producing a BIM model of existing conditions from a 3D survey, instead of drawing it from outdated plans or tape measurements. On site, the Matterport Pro3 camera is moved from position to position; at each stop, it photographs the space and laser-measures it (LiDAR). Matterport’s software assembles the positions into a single model, online 24 to 48 hours after the scan in most cases. The resulting point cloud is then converted into a Revit model at LOD 200 level of detail, delivered in RVT and IFC.
The result is a BIM survey in which walls, slabs, doors, windows and columns are already placed at the right dimensions. Your team opens it in Revit and starts designing on a faithful basis, instead of spending days remodelling.
What a LOD 200 BIM model contains
At LOD 200, each element is a generic object modelled at its real size, position and orientation. It is the level used for design, feasibility studies, bids and coordination. It is not a construction model: assemblies, fabrication details and fine tolerances are not represented.
Five element sets
According to Matterport, the model comes in five sets: architecture (walls, slabs, openings, stairs), furniture, MEP (visible ducts, piping and equipment), complex MEP and industrial. The set chosen determines what is modelled and the price. For the MEP and industrial sets, a high-density scan is recommended: the Pro3 then records more points per position, useful for piping and fine wiring, at the cost of a longer scan.
Who it is for: architects, engineers, contractors
An architect receives the existing conditions modelled before drawing a renovation or an addition. A mechanical, electrical or structural engineer checks clearances and duct runs in a model rather than in photos. A contractor bids on a faithful picture of the premises and coordinates subcontractors in the same file. A property manager or a municipality builds a BIM record of its portfolio, building by building.
According to a case study published by Matterport, the engineering firm HH Angus, in Toronto, a customer of Matterport and not of Panosphere, obtained its BIM models at a 70% lower cost than in-house modelling and saved more than 40 hours of work. Gains vary from one project to the next; the logic stays the same: a short scan on site, and survey time turned into design time.
BIM survey in Montreal and across Quebec
Based in Boucherville, we scan in Montreal and across Quebec: rest areas for the Quebec Ministry of Transport, Hydro-Québec’s Beauharnois dam, the Quebec Ministry of Transport’s fleet management centre in Laval, the City of Gatineau’s drinking water production plant. Beyond about 100 km from Montreal, a travel fee of $0.73/km applies, shared between the sites of a single trip.

The limits of a model derived from a Matterport scan
The model stops at LOD 200 and the Pro3 is not a terrestrial laser scanner: its accuracy of ±20 mm at 10 m, according to Matterport, is enough for an as-built survey, not for fabrication tolerances, a land survey or sealed drawings. It is a starting point that your professional validates and completes. The same scan also provides the E57 point cloud, the DWG drawings and, during the project, 3D construction progress tracking; the full set of deliverables is described under 3D building scanning. Frequently asked questions
Your questions, our answers.
Another question? Write to marc@panosphere360.com or call 514 262-9248.
What is LOD 200?
It is a level of detail at which each element (wall, slab, door, window, column) is modelled as a generic object at its real size, position and orientation. It suits design, studies and bids; it is not a construction or fabrication model.
Which element sets can you order?
Five, according to Matterport: architecture, furniture, MEP, complex MEP and industrial. The set chosen determines what is modelled and the price; we settle it with you during the call.
Is MEP modelled?
Yes, if you choose the MEP or complex MEP set: visible ducts, piping and equipment are then modelled at LOD 200. A high-density scan is recommended for pipes and fine wiring.
Which version of Revit is the model compatible with?
The RVT file is compatible with Revit 2026 and later, according to Matterport. The IFC file comes with the model for other BIM software.
What is the turnaround for a scan-to-BIM?
The 3D tour is online 24 to 48 hours after the scan in most cases. Large buildings and big projects can take several days. The Revit model is produced from 2 business days, according to Matterport; the exact turnaround depends on the floor area and the element set, and appears in the quote.
Can you ask for more detail than LOD 200?
Not from a Matterport scan: the model stops at LOD 200. For a higher level or fabrication tolerances, you need a terrestrial laser scanner and specialized modelling; we will tell you so from the first call.
When do you need a terrestrial laser scanner instead?
When the project requires fabrication tolerances, a land survey or sealed drawings. The Pro3 is accurate to ±20 mm at 10 m, according to Matterport: enough for an as-built survey, not for prefabrication.
Who produces the Revit model?
The model is produced by our modelling partner from your Pro3 scan. Panosphere 360 remains your single point of contact, from the scan to the delivery of the files.
How much does a Revit model from a scan cost?
The scan starts at $395 for under 1,500 sq. ft., then $100 per additional 1,000 sq. ft., 3D tour and 2D plan included. The Revit model is priced on quote, based on floor area and element sets.
