3D building scan

Your building as it is, ready for your drawings.

A 3D building scan starts at $395 under 1,500 sq. ft. and reaches $1,295 at about 10,000 sq. ft., floor plan and hosting included. One half day of scanning covers that area; the measurable model is delivered within 24 to 48 hours in most cases, then E57, DWG and Revit files follow as needed. Across Quebec since 2015. They trust us

A measurable as-built survey, not a pile of photos.

A 3D scan replaces the tape measure, sketches and photos of a traditional survey. In a single site visit, the camera laser-measures every room; your team then takes its dimensions in the model, without going back to the site.

A real tour to explore

The Point-du-Jour service area, in dollhouse view.

A large site scanned for the Quebec Ministry of Transport, on Highway 40. Click to start the tour: rotate the dollhouse, switch to floor plan view, then step inside the building.

A real scan, live

Millions of measurements, one single building.

This is a real point cloud from one of our Matterport Pro3 scans: every point is a laser measurement, with its colour. The full file holds more than 150 million of them; this lightweight version runs in your browser. Drag to rotate the building.

What a 3D scan does not replace

The Revit model derived from the scan does not exceed LOD 200 level of detail. The Pro3 is not a terrestrial laser scanner: for fabrication tolerances, a land survey or sealed drawings, you need a terrestrial laser scanner or a land surveyor. Drawings derived from the scan are meant for design and planning; without validation by a professional, they do not replace a certified plan for a permit.

3D building scan: how the survey is done

3D building scanning captures a place as it exists, with its true dimensions, to serve as a basis for design. On site, the Matterport Pro3 camera is moved on a tripod from position to position; at each stop, it takes a panorama and laser-measures the space (LiDAR). Matterport’s software then assembles the positions into a single 3D model, registered and measurable.

This 3D building scan becomes your as-built survey. 3D scanning of architectural structures (walls, columns, slabs, exposed framing) lets you check what is actually built before drawing a renovation or an addition. To document existing conditions, it costs about ten times less than a traditional land survey.

Three capture densities

The Pro3 offers three densities: standard, medium and high. Standard density suits most buildings. According to Matterport, high density serves piping and fine wiring, but it lengthens the scan. We choose it with you during the call.

From the 3D scan to drawings and the Revit model

E57 point cloud or MatterPak

The E57 file is the reference deliverable for point cloud software: a dense, already registered point cloud, in the open ASTM E2807 format, which opens in ReCap, Revit, AutoCAD and Civil 3D, according to Matterport. It weighs about 120 MB per camera position. The MatterPak, at $79, is an economical option for visualizing the building or preparing a base plan.

CAD drawings and 3D modelling of the building

To go from the scan to a 3D model of the building, two deliverables are available: CAD drawings in DWG (architecture, furniture, electrical) or a Revit model (BIM) at LOD 200 level of detail, in RVT, IFC or DWG. CAD drawings and advanced Revit models are produced by our modelling partner, from your scan.

Note: a tour captured with a 360 camera or a phone yields no E57, no BIM and no CAD drawings. That is why we capture our surveys with the Pro3.

3D scanning for architecture and construction

A traditional survey often requires several trips: one to measure, another to check a forgotten detail, a third for the engineer. With a 3D model, everyone goes back into the building from their desk. According to a case study published by Matterport, the engineering firm HH Angus, in Toronto, obtained its BIM models at a cost 70% lower than in-house modelling and saved more than 40 hours of work.

3D scanning for construction is mostly used before work begins: bidding, design, coordination. To document a project at every stage, see our construction sector instead.

3D surveys across Quebec

Based in Boucherville, we do 3D scanning in Montreal, on the South Shore and across Quebec. Among others, we have scanned rest areas and service areas for the Quebec Ministry of Transport, Hydro-Québec’s Beauharnois dam, the Quebec Ministry of Transport’s fleet management centre in Laval and the City of Gatineau’s drinking water production plant.

Frequently asked questions

Your questions, our answers.

Another question? Write to marc@panosphere360.com or call 514 262-9248.

How accurate is a Matterport 3D scan?

The Pro3 camera is accurate to ±20 mm at 10 m, according to Matterport. That is enough to design a renovation or check clearances.

When do you need a terrestrial laser scanner instead?

When the project requires fabrication tolerances, a land survey or sealed drawings: you then need a terrestrial laser scanner or a land surveyor. Matterport says so itself for its BIM files, which are limited to LOD 200.

Which deliverables and formats do you receive?

The scan includes the 3D tour and the 2D schematic floor plan. À la carte: MatterPak (XYZ, OBJ), E57 point cloud, CAD drawings in DWG and Revit model in RVT, IFC or DWG.

What are the turnaround times?

The 3D tour is online 24 to 48 hours after the scan in most cases. Large buildings and big projects can take several days. According to Matterport, the E57 is ready in 15 minutes to 1 day, the BIM from 2 business days and the CAD drawings from 3.

Which software opens the files?

The E57 file opens in ReCap, Revit, AutoCAD, Civil 3D and other point cloud software. The BIM model is delivered in RVT (Revit 2026 and later), IFC and DWG.

Can you scan high ceilings and large sites?

Yes. According to Matterport, the Pro3 reaches up to 100 m for E57 and BIM files, but 20 m in the processed tour. For a campus or several buildings, you receive a quote within 24 hours.

What is the difference between the E57 file and the MatterPak?

The E57 is a dense, registered point cloud (ASTM E2807 standard), with the panoramas, designed for point cloud software. The MatterPak, at $79, bundles a colourized XYZ point cloud, an OBJ mesh and ceiling and floor plans.

Can you scan an occupied building?

Yes. The scan is done room by room, without interrupting your operations, or in the evening and on Saturday mornings. Faces and sensitive documents can be blurred in the tour.

Can the model stay confidential?

Yes. The tour can remain private or be password-protected. According to Matterport, areas blurred in the tour are not blurred in the E57 file: put confidential documents away before the scan.

How much does a 3D building scan cost?

The scan starts at $395 for under 1,500 sq. ft., plus $100 per additional 1,000 sq. ft., with the 3D tour, 2D floor plan and one year of hosting included. The E57 and CAD drawings are billed at cost; the Revit model is on quote.
