3D measurements and areas of a building

Take your measurements remotely, in the tour.

Measurements and areas are included in every Matterport 3D tour, from $395 for a building under 1,500 sq. ft. Any visitor measures a width or a ceiling height in the model, accurate to ±20 mm at 10 m according to Matterport. Half a day of scanning for about 10,000 sq. ft., online within 24 to 48 hours in most cases, anywhere in Quebec. Phone: 514 262-9248.

  • Measurement tool open to every visitor
  • ±20 mm at 10 m, according to Matterport
  • Areas per room and per floor
  • Included with the 3D tour, from $395

During the scan, the Matterport Pro3 camera laser-measures every room. The resulting model is not just a series of photos: it is a measurable survey. A missing dimension, a height to check, an area to confirm: open the tour, click two points, and the measurement appears.

What are 3D measurements of a building used for?

How it works

From the first call to going live.

  1. 1

    A 30-minute call

Floor area, number of floors, measurements expected. Written quote.

  2. 2

    The Pro3 scan

Room by room, without interrupting your operations; evenings or Saturday mornings if needed.

  3. 3

    The tour goes online

Model assembled and checked, online 24 to 48 hours after the scan in most cases, measurement tool and room labels included.

  4. 4

    Your measurements and your files

You measure in the tour; on request, we add the area report, additional plans or the MatterPak.

Public pricing

Measurements are included in the 3D tour.

The price depends on the floor area scanned. It includes the measurable 3D tour, room labels, the 2D plan of every floor and one year of hosting.

Approximate measurements, not a certified measurement

Measurements and areas derived from the scan are approximate: ±20 mm at 10 m and about 1% on room dimensions, according to Matterport, and areas follow Matterport’s RICS or ANSI standard, which is not a Quebec standard. They are meant for planning, comparing and estimating. They replace neither a certified measurement (BOMA for a commercial lease, for example), nor a certificate of location, nor a land surveyor’s survey, nor fabrication tolerances.

Measuring in a virtual tour: how it works

A Matterport tour captured with the Pro3 camera is a survey before it is a tour. At each position, the camera photographs the space and laser-measures it (LiDAR); Matterport’s software then assembles the positions into a single 3D model, consistent from one end of the building to the other. That is what makes remote measurement possible: the distance between two points in the tour matches the real distance, to ±20 mm at 10 m, according to Matterport.

In practice, the visitor opens the measurement tool in the tour’s toolbar, clicks a first point, then a second: the dimension appears. No account or software is needed; the tool works in a browser, on a computer as on a phone. The measurements you take yourself can be saved in the tour, grouped by theme and shown to visitors.

Ceiling height, widths, clearances: 3D measurements, not only on the floor

A 2D plan gives lengths on the floor. The 3D model adds the third dimension: the ceiling height of a space, the clear height under a beam or a duct, the width of a garage door, the clearance between two rows of shelving. These are the dimensions a furniture supplier, a mechanical systems installer or a mover needs, and the ones most often forgotten on site.

See the rooms from above in floor plan view or in the dollhouse, locate the area to measure, step into the tour and measure. For a ready-to-share plan of every floor, the 2D floor plan is included with every tour.

Area of a space: room labels and area report

The model recognizes rooms, names them and calculates their area; according to Matterport, every wall is measured, ceiling height included. This automatic recognition is designed first for residential properties: in an office, a clinic or a warehouse, we check and correct room names as needed. On request, an area report brings together the plan, the room table and the areas per floor and for the building.

These areas are approximate and follow Matterport’s RICS or ANSI standard. For a commercial lease measured according to BOMA, a certificate of location or a permit, you need a land surveyor or a professional who validates the measurements; the scan then serves as their working basis.

Remote measurement, with your suppliers

The real gain is the number of trips avoided. A property manager sends the tour link to three blind suppliers: each takes their dimensions and quotes without a preliminary visit. A developer attaches the tour to a condo listing: the buyer checks for themselves whether their furniture fits in the bedroom. A public works department sends a deep link to the mechanical room to the contractor, who measures the clearance before ordering the equipment.

To go beyond one-off measurements, the same scan serves as the basis for space planning, DWG drawings and 3D building scanning for a point cloud or a Revit model. Uses in real estate and in architecture and construction are detailed on our sector pages.

3D measurements in Montreal and across Quebec

Based in Boucherville, on the South Shore, we scan in Montreal and across Quebec; beyond about 100 km from Montreal, a travel fee of $0.73/km applies, shared between the sites of a single trip.

  • A single point of contact, Marc Durand Bréard, from the quote to the one-hour training session included.
  • More than 1,000 tours published on Google Maps since 2015.
  • Matterport Service Partner, equipped with the Pro3 camera.
  • Service in French, with scans possible in the evening and on Saturday mornings.

Measurements are included in the price of the 3D tour, from $395. See all our prices, our portfolio, or write to us for a 30-minute call.

Frequently asked questions

Your questions, our answers.

Another question? Write to marc@panosphere360.com or call 514 262-9248.

Can you really measure in a virtual tour?

Yes, provided it was captured with a 3D camera such as the Matterport Pro3. The measurement tool is part of the tour: click two points and the distance appears, on a computer as on a mobile device.

How accurate are the measurements?

The Pro3 camera is accurate to ±20 mm at 10 m, according to Matterport, and room dimensions are accurate to within about 1%. That is enough to plan, price or check a clearance, but it is not a certified measurement.

Can you measure the ceiling height?

Yes. The model is three-dimensional: the ceiling height, the height of a door or the clearance under a beam are measured just like a width on the floor.

Can visitors measure on their own?

Yes. Anyone who opens the tour can use the measurement tool, with no account and no software. You can also save your own measurements in the tour so that visitors see them.

How do I get the area of a space?

Rooms are recognized and named, and their area is calculated from the model. On request, an area report brings together the plan, the room table and the areas per floor and for the building. These areas remain approximate.

Do these measurements replace a surveyor or a BOMA measurement?

No. For a commercial lease measured according to BOMA, a certificate of location or a permit, you need a land surveyor or a professional who validates the measurements. The scan provides a reliable basis for preparing that work.

Is a 360 camera or a phone enough to measure?

Not for reliable measurements. According to Matterport, dimensions taken from a 360 camera are accurate to within only 4 or 5%, compared with about 1% with an active-depth camera. We scan with the Pro3.

How much do 3D measurements and areas cost?

Nothing more than the 3D tour: $395 for under 1,500 sq. ft., then $100 per additional 1,000 sq. ft., 2D plan and one year of hosting included. Additional plans cost $50 to $100 and the MatterPak, $79.

Can I send a measurement to a supplier?

Yes. Share the tour link, or a deep link to the exact room: the supplier takes their own dimensions remotely. A screenshot of the measurement can also be attached to an email.
