3D pre-loss inventory for your insurance

Proof of what you had, before the loss.

A 3D pre-loss inventory starts at $395 for a home or business under 1,500 sq. ft., private tour, 2D floor plan and one year of hosting included. Every room is scanned with the Matterport Pro3; the password-protected tour is online 24 to 48 hours later in most cases. Anywhere in Quebec, since 2015. Call 514 262-9248.

  • Every room scanned, dated and measurable
  • Tags on your valuables
  • Private, password-protected tour
  • From $395 for under 1,500 sq. ft.

After a loss, you never remember everything.

How many books in the bookcase? What brand was the TV? The tools in the workshop, the bikes in the garage, the dishes in the sideboard? A 3D tour scanned before the loss preserves all of it, in context, at a verifiable date. You no longer have to reconstruct your home from memory in front of your insurer.

Your insurer remains the judge

The 3D inventory is visual, dated and measurable documentation of your premises and their contents. Each insurer decides what it accepts as proof and which documents it requires: ask yours, before the scan, what it expects from an inventory. The tour complements your invoices and your list of belongings; it does not replace them, and it does not constitute an appraisal.

What is a 3D pre-loss inventory?

A pre-loss inventory is a Matterport 3D virtual tour of your premises, scanned while everything is in place. The Pro3 camera photographs every room and laser-measures it; the resulting model shows the walls, the finishes, the furniture and everything on the shelves, at a known date. According to Matterport, the camera is accurate to ±20 mm at 10 m.

The day a fire, water damage or a theft occurs, you open the tour and walk through your home or business as it was. There you find the proof of contents, room by room, and the dimensions needed for rebuilding.

Documenting your home for insurance, room by room

The scan is done without moving anything. We go through every room, the basement, the garage, the shed; you open in advance the closets and cabinets you want documented. The tour is online 24 to 48 hours later in most cases, with the 2D floor plan of each floor.

The tags: invoices, serial numbers, photos

An information tag is placed directly on an item: the TV, the bike, the artwork on the wall, the tools. It holds whatever you want to put in it: a close-up photo, the invoice as a PDF, the serial number, an appraisal, a link. Our team adds the tags at $90 per hour from the documents you give us. You can also receive editor access ($150 per year) and add them yourself, after the one-hour training session included. Between two scans, that is how a new purchase enters the inventory.

For a company or a business

A store, a workshop or offices have a denser inventory that is more expensive to reconstruct: displays and stock, machines, tools, kitchen equipment, computer workstations. The 3D tour turns it into a visual property inventory for insurance that complements the accounting register, and it then serves as an equipment register for maintenance. For a building over 10,500 sq. ft. or several addresses, you receive a quote within 24 hours.

Matterport cites the case of Master Restoration, a disaster restoration company and Matterport customer: according to Matterport, its reinspections dropped from 12% of claims to zero since it began documenting premises as digital twins. The principle is the same for you: fewer questions, fewer back-and-forths, because everything is visible.

A private tour that belongs to you

The inventory is never published. The tour opens with an unlisted link or a password, and you choose who to send it to: your insurer, your broker, your spouse. If needed, visible documents or faces can be blurred. According to Matterport, data is hosted in an environment compliant with SOC 2 Type II and Canada’s PIPEDA. See also the private and secure tour.

The tour belongs to the holder of the Matterport account that hosts it. We host it for you, one year included then from $150 per year; on request, we transfer it to your own account, depending on that account’s plan, and according to Matterport, the address stays the same. Details are on the hosting and maintenance page.

When to redo the inventory?

After a renovation, a move, the arrival of an expensive piece of equipment or a growing collection. A new scan follows the rate table based on floor area and replaces or complements the previous one; both dates remain viewable. After a loss, 3D loss documentation captures the damage before the work, and the inventory tour serves as the point of comparison. For a rental unit, the 3D condition report plays the same role at the tenant’s move-in and move-out.

Frequently asked questions

Your questions, our answers.

Another question? Write to marc@panosphere360.com or call 514 262-9248.

Why document your home before a loss?

Because after a fire, water damage or a theft, you have to prove what you owned, and nobody remembers everything. The 3D tour preserves every room, dated, with its contents in context. You start from a complete document rather than from your memory.

Will my insurer accept a 3D inventory?

Each insurer has its own rules: ask yours what it accepts before the scan. The tour is dated, measurable documentation that complements your invoices and your list of belongings; your insurer remains the judge of what it requires.

Can valuables be identified in the tour?

Yes. A tag is placed on the item, with its photo, its invoice as a PDF, its serial number, an appraisal or a link. Our team adds them at $90 per hour, or you do it yourself with editor access, at $150 per year.

Is the tour private?

Yes. It is not published; it opens with an unlisted link or a password you choose. According to Matterport, data is hosted in an environment compliant with SOC 2 Type II and Canada’s PIPEDA.

How long does the scan take?

For a residence under 1,500 sq. ft., generally less than an hour on site. Open the cabinets, closets and garage you want documented: the camera captures what is visible.

How often should the inventory be redone?

After a renovation, a move or major purchases. Between two scans, a tag is enough to add a new item with its invoice. A new scan follows the rate table based on floor area.

How much does a pre-loss inventory cost?

From $395 for a residence under 1,500 sq. ft., 2D floor plan and one year of hosting included, then $100 more per additional 1,000 sq. ft. Tags are added at $90 per hour, or you place them yourself with editor access.

Does the tour belong to me?

The tour belongs to the holder of the Matterport account that hosts it. We host it for you, one year included then from $150 per year, and we can transfer it to your own Matterport account on request, depending on that account’s plan; according to Matterport, the transfer keeps the same address.

Can the rooms be measured for rebuilding?

Yes. Matterport’s measurement tool gives widths, heights and lengths in the tour, and the 2D floor plan shows approximate areas. The Pro3 is accurate to ±20 mm at 10 m, according to Matterport.
